DC homes come with their own realities: older housing stock, row-house layouts, tight lots, and a permitting process that rewards experience. With 2,500+ residential projects across the DC metro and a portfolio of finished DC homes, we know how to work within them.

Every project, design, permitting, and construction, is handled by one team under a single fixed-price contract. No juggling an architect, an expediter, and a separate contractor: one dedicated project manager takes your DC kitchen, bath, or addition from the first drawing to the final walkthrough.

In the District, building permits are issued by the DC Department of Buildings (DOB). Most interior remodels are matter-of-right, but anything that touches structure, electrical, plumbing, or the building footprint needs a permit and the corresponding trade permits before work starts. Cosmetic work like paint and flooring generally does not.

The wrinkle that catches DC homeowners is historic review. Roughly a third of DC properties sit within a historic district, from Georgetown and Capitol Hill to Dupont Circle and Cleveland Park, and exterior changes there need Historic Preservation Office sign-off before DOB will issue a permit. Row houses add their own considerations, from shared party walls to rear-alley access, and condos usually need the condo association's approval on top of the city's. We handle all of it as part of the job.

DC projects tend to run above the metro average: older row houses hide surprises behind the plaster, historic review adds time, and tight lots with limited parking make staging and material access harder. We price those realities in up front rather than discovering them mid-build.
